Skaalen Venaval New Building Marketing Packet
Overview
Skaalen is preparing a marketing packet to build interest in the new Venaval units opening Summer 2026. The packet is intended for prospective residents and will be assembled once interior and exterior renderings are received from Hoffman. This initiative was discussed during the [1] January 2026 monthly marketing call.
The new units are an extension of the existing Venaval building — not a separately named structure. Key differentiators include two-car garages, larger square footage, two bathrooms, and a distinct exterior appearance compared to the current Venaval units.

Campus Map Update
Melissa is updating the existing campus map to reflect the new building:
- Add new building footprint, rotated to the correct orientation along the site
- Add a callout balloon with arrow labeled "Opening Summer 2026"
- Add legend entry (G) for the new Venaval units
- Extend Venaval Drive on the map to show the new access road
The updated map will be used both in the printed packet and on the website.
Renderings
Kris confirmed with Julie at Hoffman that interior and exterior renderings are forthcoming. Note: the original architect who designed the units has since resigned, but Hoffman is continuing to produce the renderings. These visuals are the primary asset needed before the packet can be finalized.
Pricing
Pricing will not be included in the initial packet. Costs are not yet finalized, and the team agreed it is better to generate interest first and discuss pricing in individual follow-up conversations with prospective residents.
Goals
- Begin generating a waitlist or interest list for the new units well ahead of the Summer 2026 opening
- Give prospects a tangible sense of the building's location on campus and what the units will look like
- Support Dawn's existing intake process — the packet follows the same format as her current materials for other Skaalen buildings
