Skaalen Website Content Corrections — Jan 2026
Working session with Dawn Zaemisch (Skaalen) and Melissa Cusumano (Asymmetric) to audit and correct factual errors, remove outdated services, and standardize terminology across all Skaalen community pages. See also: [1] and the related strategic gap around [2].
Strategic Issues Requiring Follow-Up
"Life Lease" Model
- Problem: The site never uses the term "life lease," leading prospects to assume they are purchasing a condominium outright.
- Impact: Causes confusion about the financial model — it is a lease purchase, not a real estate transaction.
- Resolution: Dawn will draft new explanatory copy and send to Melissa for review before the next working session.
Stoughton Campus Unit Count (Venneval Page)
- Problem: The Venneval page stated "164 affordable condominiums," which is the combined total for Venneval (114 units) and Skullendal (50 units).
- Impact: Prospects viewing both pages could infer 328 total units, or misread Venneval as having 164 units on its own.
- Resolution: Dawn will draft specific per-community copy. Proposed language: "The Venneval community offers 114 affordable 1,170–1,340 sq ft condominiums on the 110-acre Stoughton campus."
Page-by-Page Corrections Applied
Wellness Center Page
- Removed 4-day and 5-day outpatient packages to reduce confusion for inpatient residents. Information will be provided on request to outpatient inquiries only.
Independent Living Page
- Removed sentence: "Have the peace of mind knowing that licensed nurses and experienced maintenance staff are there when unexpected events occur." Licensed nursing support is no longer offered to independent residents.
Community Pages
Stoughton Campus (Venneval)
- Corrected unit square footage to 1,170–1,340 sq ft (was listed as ~1,200 sq ft).
- Changed "duplex" to "condominiums" throughout — units include duplex, fourplex, and sixplex configurations; using "duplex" alone was generating prospect confusion.
- Standardized "sunroom" (one word, lowercase) — previously appeared as "Sun Room" (two words, capitalized) and "four-season porch."
- Updated bathroom range to "one to two baths" (units vary between one, one-and-a-half, and two baths).
- Removed "Available In-Home Nursing Support" from amenity bullet list.
Stoughton Campus (Skullendal)
- Applied same square footage correction: 1,170–1,340 sq ft.
- Applied same "duplex" → "condominiums" change.
- Applied same sunroom and bath range standardization.
- Removed "Available In-Home Nursing Support" bullet.
McFarland Campus
- Corrected campus size from 20 acres → 10 acres (confirmed by Chris on-site).
- Corrected unit square footage to 1,540–1,570 sq ft.
- Removed redundant "two bedrooms" reference from unit description sentence (already stated earlier in the same sentence).
Skaalen Ridge
- Updated page title from "Skaalen Ridge Assisted Living Condominiums" → "Skaalen Ridge Apartment Style Condominiums" (not licensed for assisted living).
- Removed headline: "Do we have units available?"
- Removed bullet: "4 hours per month of licensed nursing."
- Updated "secure entry system" → "secure entry" (more accurate; it is a secured entry, not a full security system).
- Updated utilities bullet to read: "Utilities, basic cable, and Wi-Fi."
Skaalen Village
- Clarified "fully furnished kitchen" → language updated to make clear this means appliances are included.
- Updated heating/cooling description to: "Efficient gas heat and central air conditioning."
- Removed redundant "all built on one level" clause (implied by "ranch-style home").
Assisted Living Pages
Magnolia Gardens
- Updated nursing coverage bullet to: "24-7 coverage with licensed nursing staff on site in the event of an emergency."
Beaver Biller (Skaalen Heights)
- Removed "temporarily closed" from in-house beauty and barbershop description.
- Removed linked letter/cost sheet attached to beauty shop bullet.
- Added new bullet: "Transportation Services."
- Removed references to LPN/RN designations; standardized to "licensed nursing staff" throughout.
Skilled Nursing & Rehabilitation Page
- Updated heritage line to: "cared for over 125 years."
- Updated insurance language to: "We work with many other insurances." ("Many" preferred over "most" to avoid overpromising.)
- Expanded therapy list from outpatient physical therapy only → "physical therapy, occupational therapy, and speech-language therapy" (both inpatient and outpatient).
- Removed bullet: "Activity station for young visitors."
- Merged orphaned bullet "Family areas available for groups of two to one hundred" into preceding bullet for cleaner formatting.
Wound Care Page
- Removed outdated services:
- Ultrasound therapy
- Electrical stimulation (e-stim)
- Light laser therapy
- Removed mention of certified lymphedema therapist (no longer on staff).
Bryant Suite Page
- Updated guest suite fee to $70/day.
- Updated reservation phone number to 608-873-5651 ext. 0.
Therapy & Wellness Page
- Corrected cardio equipment count: "three new step" machines (was listed as six).
- Removed "92 degrees" from warm water therapy pool description — pool temperature fluctuates and the specific figure was no longer accurate.
